What a renovation costs in Metro Vancouver
Typical ranges for the work we do most, so you can tell early whether a plan and a budget fit together. They are ranges, not quotes: what your job costs depends on what is there now and what you want it to become.
These are typical Metro Vancouver ranges, from published 2026 cost guides and our own work. They include materials and labour. They are not our prices and not a quote — we price a job only after we have seen it.
Bathroom renovation
Most of what a bathroom costs is in the parts you never see once it is finished: the plumbing, the waterproofing and the floor underneath.
| Scope | Usually includes | Typical range |
|---|---|---|
| Refresh | New vanity, toilet, fixtures, lighting and paint, keeping the tub and the layout | $5,000–$20,000 |
| Full renovation | Taken back to the studs and rebuilt: waterproofing, tile, tub or shower, vanity, lighting and flooring | $20,000–$40,000 |
| Ensuite or high-end | Larger rooms, walk-in showers, freestanding tubs, custom vanities, heated floors | $40,000–$75,000+ |
Moving a toilet or a shower drain to a new spot usually adds $3,000–$6,000 or more.
A typical range to help you plan — not our price. Your project could come in lower or higher, depending on the work and the materials.
Kitchen renovation
The cabinets and whether the layout changes decide most of a kitchen’s cost. Keeping sinks, appliances and walls where they are keeps the price down.
| Scope | Usually includes | Typical range |
|---|---|---|
| Refresh | New countertops, backsplash, sink, faucet, hardware and lighting, keeping the cabinets | $10,000–$25,000 |
| Full renovation, same layout | New cabinets, counters, backsplash, flooring and lighting, with everything in the same place | $25,000–$50,000 |
| New layout or custom | Walls opened or moved, plumbing and electrical relocated, custom cabinetry | $60,000–$100,000+ |
A typical range to help you plan — not our price. Your project could come in lower or higher, depending on the work and the materials.
Flooring
Priced by the square foot, installed. The floor you choose matters less than the state of the floor underneath it.
| Scope | Usually includes | Typical rangeper square foot, installed |
|---|---|---|
| Vinyl plank | Luxury vinyl or rigid-core plank, the usual choice for condos and basements | $3–$10 |
| Engineered hardwood | Real wood over a stable core, which handles Vancouver’s damp better than solid wood | $5–$20 |
Levelling an uneven subfloor usually adds $2–$5 per square foot, and matters most in older homes.
A typical range to help you plan — not our price. Your project could come in lower or higher, depending on the work and the materials.
Interior painting
Walls, ceilings and trim, prepared and painted. The prep — filling, sanding, repairing drywall — is where the time goes.
| Scope | Usually includes | Typical range |
|---|---|---|
| One-bedroom condo | Walls, ceilings and trim throughout | $2,500–$4,500 |
| Two-bedroom condo | Walls, ceilings and trim throughout | $3,500–$5,500 |
| House, around 2,000 sq ft | Walls, ceilings and trim throughout | $4,000–$12,000 |
Walls that need drywall repair or a skim coat before painting cost more.
A typical range to help you plan — not our price. Your project could come in lower or higher, depending on the work and the materials.
Decks
Material, height and what goes on the deck decide the price. In Vancouver’s rain, how a deck is built underneath matters as much as the boards on top.
| Scope | Usually includes | Typical range |
|---|---|---|
| Ground-level deck | Around 200 sq ft in pressure-treated wood, cedar or composite, with simple steps | $14,000–$32,000 |
| Raised or multi-level deck | Higher structures with stairs and railings, or a pergola or roof over part of it | $30,000–$50,000+ |
Raised decks usually need a building permit from your municipality.
A typical range to help you plan — not our price. Your project could come in lower or higher, depending on the work and the materials.
Fencing
Priced by the length of the fence. Slopes, gates and taking the old fence away all add to it.
| Scope | Usually includes | Typical rangeper linear foot, installed |
|---|---|---|
| Cedar privacy fence | Six feet high, posts set in concrete, straight runs | $45–$75 |
| Framed or good-neighbour cedar | Framed panels or boards on both faces, so it looks finished from either side | $75–$95 |
A typical range to help you plan — not our price. Your project could come in lower or higher, depending on the work and the materials.
Condo or whole-unit renovation
Kitchen, bathroom, flooring and finishes done together. In a strata building, the rules of the building shape the schedule as much as the work does.
| Scope | Usually includes | Typical range |
|---|---|---|
| Full renovation | Kitchen, bathroom, flooring, paint and lighting throughout a typical condo | $80,000–$150,000+ |
| By floor area | A rough guide for larger units or a different mix of rooms | $75–$200+ per sq ft |
Strata applications, damage deposits and move-in fees usually add $500–$3,000, and booked elevators and set working hours add time.
